Cost

How much does concrete cancer repair cost in Newcastle?

We do not answer that with a price, because no government source sets one. Over A$5,000 in labour and materials, including GST, the contractor needs a NSW contractor licence and the owner must have a written contract, and the checker lists each rule with its source. Check which rules apply at your job's value.

Do I need a licensed contractor for concrete repair?

The contractor does, once the job passes A$5,000 in labour and materials, including GST. NSW lists no licence class of its own for concrete cancer repair, so ask which licence the quote is under.

Five questions to put to a provider before the concrete is touched

In the order an owner meets them, each tied to a NSW Government or City of Newcastle line.

  1. Who is doing the work

    A$5,000

the value of building or trade work above which a contractor licence is needed, in labour and materials including GST

Ask which licence the quote is under. NSW lists no licence class of its own for concrete cancer repair.

  2. Who is responsible in a strata scheme

    Common property

repairs to it are the owners corporation's responsibility, and owners repair anything in their own property

Ask the strata manager or committee before arranging a repair, and check the strata plan and by-laws.

  3. Whether a design is needed first

    Class 2

the building class for which a registered design practitioner must create the design for remedial building work

In an apartment block, ask who is arranging the design before the quote is accepted.

  4. What the deposit can be

    10%

the most a deposit can be, as a share of the contract price

Ask for the written contract before paying anything.

  5. Whether the property is in a heritage area

    Nine

heritage conservation areas the City lists, where most building works need development consent

Ask City of Newcastle whether the property is a heritage item or in a conservation area.

Each step names its source and the date it was read. This is not a diagnosis of any building, and it sets no price.

Process

Who is responsible for a damaged balcony in an apartment block?

The owners corporation is responsible for maintenance and repair of common property – owners repair anything in their own property. Where it is not clear who should make a repair, the NSW Government says to check the strata plan and by-laws.

What does an apartment building need before remedial work?

Remedial building work for class 2 buildings is regulated under DBP legislation. A registered design practitioner must create a Construction Issued Regulated Design (CIRD), which is submitted on the NSW Planning Portal by a building practitioner.

Timing

How quickly can someone get to me?

We cannot promise a time. It depends on the provider's bookings. Form and phone enquiries are passed to a local provider, who contacts you directly.

Can concrete cancer wait?

UNSW says corrosion that produces rust will force open bigger cracks, degrading the concrete further by progressively letting more water in, so a small spot of damage tends to grow rather than stand still. A provider's inspection tells you how far it has gone.

Permits and approvals

Does concrete repair need council consent?

It depends on the property. City of Newcastle says if your property is a heritage item or located in a heritage conservation area, most building works require development consent. For other properties, ask the City whether the work needs consent before it starts.

Service area

Which suburbs do you cover?

Newcastle. Four pages are written around one City of Newcastle statement each: The Hill, Cooks Hill, The Junction and Kotara. The rest are covered on the same terms.

Do you do the work yourselves?

No. This site is run by a marketing company, which passes each enquiry to an independent licensed local provider. The provider inspects the concrete, quotes and does any work itself; we hold no licence and do none of it.
